In an article recently published by the Myrtle Beach Sun News, home prices increased by 4.63 percent in Myrtle Beach last year. Local appraisers dispute this, however, contending that the annual appreciation in residential subdivisions is between 5 and 6 percent and beach resort property is appreciating at 15 to 25 percent annually! Through Memorial Day 2004, the average price of an existing single family home in Horry County, in which Myrtle Beach is located, is 10.3 percent higher than the average 2003 price, according to the local association real estate agents.

(a 1000 unit ocean front vacation complex), says he has never
seen anything like it in the 18 years his company has brokered
condos. Many vacation condos are selling the day they hit
the market. In several instances the demand has driven condo sales
prices up by as much as $5,000 in a week. Cox continued,
